1.We are registered, and that is not nothing
Habitae Limited, the company behind Verv in the UK, is a member of the Property Redress Scheme (membership PRS058729) and holds Client Money Protection through Client Money Protect (membership CMP015272). Both are current.
That means if you have a complaint about how we have handled your money or your tenancy, there is an independent scheme you can escalate to. And if we ever hold your rent or deposit, it is protected by an insurance-backed scheme. Most listing sites cannot say that. We can.
2.Before you pay anything
Never pay a holding deposit, rent or any other money before you have viewed the property in person and confirmed who you are dealing with. Treat these as warning signs:
- Rent noticeably below similar local properties.
- A landlord who says they are abroad or cannot meet.
- Pressure to transfer quickly to hold the property.
- Any refusal or excuse not to allow a viewing.
- A request to pay by bank transfer to someone you have not met.
If you see any of these, stop and report it to us at legal@verv.co.uk before you pay. We aim to respond within one working day.
3.Reporting a listing or a user
Use the Report this listing link on any property page, or email legal@verv.co.uk with the listing address or account name and what happened. We aim to acknowledge within one working day and come back with an outcome within five working days.
4.Right to Rent
Right to Rent checks are the landlord's legal duty in England, and that duty cannot be transferred to Verv or to any agent. Our £10 Right to Rent Check gives you a record of the documents supplied; it does not discharge your duty and does not give you a statutory excuse under the Immigration Act 2014.
Right to Rent does not apply in Scotland, Wales or Northern Ireland. See Regional Compliance.
5.Deposit protection
If you are a tenant paying a deposit, your landlord or their agent is legally required to protect it in a government-approved scheme, the Deposit Protection Service, mydeposits or the Tenancy Deposit Scheme in England and Wales, within 30 days of receiving it, and to give you prescribed information about where it is held. Ask for this if you have not been given it.
Where Verv collects rent or deposits on a landlord's behalf, we will tell you which scheme protects it.
6.Holding deposits
A holding deposit cannot be more than one week's rent, and must be refunded within 7 days if you are turned down for a reason outside your control, or the landlord decides not to proceed. Full detail is on our Holding Deposit page.
7.If something goes wrong
Contact us first at legal@verv.co.uk. If we cannot resolve it, you can escalate to the Property Redress Scheme free of charge at theprs.co.uk.
