1.Who we are
Verv is a trading name of Habitae Limited, a company registered in England and Wales (company number 17162166), registered office 24 Agamemnon Road, London NW6 1DY.
2.What Verv is, and what it is not
Verv is a platform that connects landlords and tenants directly, without a high street agent and without commission on your rent. We are not a property owner, and we do not manage your tenancy for you day to day.
Where we provide paid services, including rent collection, accompanied viewings, referencing, inventories and compliance certificates, Habitae Limited is carrying out letting agency work as defined in law. That is why we are a member of the Property Redress Scheme (membership PRS058729) and hold Client Money Protection through Client Money Protect (membership CMP015272). Both are current, and both certificates are published on this site.
3.What stays your responsibility as a landlord
Using Verv, including our paid services, does not transfer these legal duties to us:
- Protecting a tenant's deposit within 30 days and serving the prescribed information.
- Serving a valid gas safety certificate, EICR and EPC of at least band E before and during the tenancy.
- Serving the government's How to Rent guide at the start of the tenancy.
- Carrying out Right to Rent checks in England.
- Holding any selective or HMO licence your property needs.
- Registering as a landlord or letting agent where your nation requires it.
We will tell you clearly, service by service, which of these we help with and which stay with you.
4.Listings and user content
We do not guarantee the accuracy or completeness of a listing, a review, or anything else a user has posted. Verify anything material to your decision, such as condition, availability and price, independently before you commit to it.
Where we say something is verified, we mean a specific, named check, for example confirming an advertiser's identity or email address, never a guarantee about the property itself.
5.Liability
Nothing in this disclaimer limits our liability for death or personal injury caused by our negligence, for fraud, or for any liability that cannot be limited or excluded by law.
Subject to that, our liability for any other loss is limited to the greater of £100 or the fees you have paid us in the 12 months before the claim, and we exclude liability for loss of rent or loss of profit for business users.
6.Changes to this disclaimer
We will give at least 30 days' notice by email of any material change, and you can cancel any ongoing paid service without charge before it takes effect.
7.Complaints
Contact us first at legal@verv.co.uk. If we cannot resolve it, you can escalate free of charge to the Property Redress Scheme at theprs.co.uk.
