1.Where we operate
Verv currently operates in England only. We do not yet support tenancies in Wales, Scotland or Northern Ireland, and we do not want to give the impression that we do. Those are three separate legal systems for renting, and getting it wrong matters. If that changes, this page will be rebuilt properly before we launch there, not patched.
2.What that means for the checks and services we sell
Everything below applies to English tenancies.
3.Right to Rent
Right to Rent checks are a legal requirement for landlords in England only. They do not apply in Scotland, Wales or Northern Ireland. It is the landlord's duty and cannot be transferred to Verv. Our £10 Right to Rent Check gives you a record of the documents supplied; it does not discharge your duty or give you a statutory excuse under the Immigration Act 2014.
4.Deposit protection
In England, a deposit must be protected within 30 days of receipt in a government-approved scheme, the Deposit Protection Service, mydeposits or the Tenancy Deposit Scheme, and the tenant must be given prescribed information about where it is held.
5.The How to Rent guide
Landlords in England must give tenants the current government How to Rent guide at the start of an assured shorthold tenancy. Without it, a Section 21 possession notice can be invalid.
6.Energy Performance Certificates
A rental property in England needs a valid EPC of at least band E under the Minimum Energy Efficiency Standard regulations before it can be let, with limited exemptions.
7.Licensing
Some properties need a licence before they can be let, depending on your council: selective licensing in a designated area, or a mandatory HMO licence for larger shared houses. Check with your local authority. We do not currently verify this for you.
8.Ongoing changes
Renters' Rights reforms are moving through Parliament and will change fixed-term tenancies, notice periods and grounds for possession in England. We will update this page and our terms when they take effect. Check back, or ask us directly.
9.If you are outside England
We know people browse Verv from Scotland, Wales and Northern Ireland, and we are glad of the interest. We are not yet able to support a tenancy there, and we would rather tell you that plainly than let you assume otherwise.
